The Selangor government is expected to start limiting the rental period of rooms for services such as Airbnb and the like to 180 days or six months starting January 2026.
This was announced by Dato’ Ng Suee Lim, who is a member of the Selangor state local government and tourism executive council. The state government is seen to be reviewing the short-term accommodation guidelines that will be introduced by the federal government this December.
Based on a report by Media Selangor, this means that a house or residential unit will only be allowed to operate as a short-term accommodation for 180 days each year. Permission to operate for longer than the specified period will be considered, but only after the owner of the short-term rental location obtains a planning permit.
However, Dato’ Ng Suee Lim said that any further action by the state government will only be taken after they review the short-term rental guidelines that will be issued by PLANMalaysia, as well as the draft and policy that will be introduced by the Ministry of Housing and Local Government.
He also said that this move is also made to help local hoteliers, who have to pay a lot of licenses and ensure that their accommodations are always in the best condition, while owners of short-term rental locations do not have to worry about these matters.
Apart from that, the Selangor government will also introduce a maintenance fee for all accommodation locations, whether they are hotels or Airbnb locations in the state starting January 2026. Dato’ Ng Suee Lim said that this fee will not burden tourists, and has already been introduced in several other states in Malaysia.
